This is data specific to our market, and drills down into particular cities and neighborhoods so it’s much more accurate than the national and regional reports you find in most media reports.

RESIDENTIAL HIGHLIGHTS

  • New listings (4,298) increased 17.5% from the 3,658 listed in June 2020, and increased 8.2% from the 3,971 listed in May 2021. 
  • Pending sales (3,534) decreased 3.3% from the 3,654 offers accepted in June 2020, and decreased 4.9% from the 3,717 offers accepted in May 2021. 
  • Closed sales (3,477) increased 28.3% from the 2,709 closings in June 2020, and increased 9.2% from the 3,183 closings in May 2021.  

AVERAGE & MEDIAN SALE PRICES

Comparing 2021 to 2020 through June, the average sale price has increased 20.1% from $468,500 to $562,700. In the same comparison, the median sale price has increased 18.2% from $423,000 to $500,000.

SW WASHINGTON RESIDENTIAL HIGHLIGHTS

  • New listings (1,126) increased 15.0% from the 979 listed in June 2020, and increased 6.7% from the 1,055 listed in May 2021.
  • Pending sales (1,002) decreased 3.3% from the 1,036 offers accepted in June 2020, and decreased 3.6% from the 1,039 offers accepted in May 2021.  
  • Closed sales (966) increased 33.4% from the 724 closings in June 2020, and increased 16.1% from the 832 closings in May 2021.  

AVERAGE & MEDIAN SALE PRICES

Comparing 2021 to 2020 through June, the average sale price has increased 18.9% from $422,900 to $502,800. In the same comparison, the median sale price has increased 15.2% from $389,900 to $449,000.

  • New listings (231) increased 19.7% from the 193 listed in June 2020, and increased 10.0% from the 210 listed in May 2021. 
  • Pending sales (201) decreased 3.4% from the 208 offers accepted in June 2020, and increased 7.5% from the 187 offers accepted in May 2021.
  • Closed sales (171) decreased 5.0% from the 180 closings in June 2020, and increased 18.8% from the 144 closings in May 2021.

AVERAGE & MEDIAN SALE PRICES

Comparing 2021 to 2020 through June, the average sale price has increased 24.7% from $244,100 to $304,300. In the same comparison, the median sale price has increased 20.1% from $229,000 to $275,000.

Comparing 2021 to 2020 through June, the average sale price has increased 17.2% from $384,900 to $451,000. In the same comparison, the median sale price has increased 19.5% from $339,000 to $405,000.

  • Pending sales (205) decreased 7.7% from the 222 offers accepted in June 2020, and increased 7.3% from the 191 offers accepted in May 2021. 
  • Closed sales (182) increased 9.0% from the 167 closings in June 2020, and increased 29.1% from the 141 closings in May 2021.

AVERAGE & MEDIAN SALE PRICES

Comparing 2021 to 2020 through June, the average sale price has increased 33.3% from $378,600 to $504,500. In the same comparison, the median sale price has increased 27.6% from $333,000 to $425,000.
